This area is filled has Synths and Mirelurks. If you joined The Institute, the synths will be non-hostile towards you.
Cooking station and armor workbench inside the building beside the weapons stall. Inside the Liquor store, you can get Sylvia’s Holotape from the toolbox. There’s also an Expert Safe under the stairs. There’s a chem station on the 2nd floor.
Sedgwick Hall
Past the barricade, the flooded room to the NE has a duffle bag, ammo box, and Novice wall safe. There’s an advanced door in the lower ground to the SW and a white double-door on the upper floor directly above that door. In the lower locked door, you’ll find Dean’s Terminal, first aid box, and Expert Safe. You can conveniently open the safe using the terminal.
Go through the white double doors above then make your way upstairs. More synths will be waiting inside. In Jacq’s room to the NE, you’ll find a mini-nuke on the floor near the terminal, steamer trunk, duffel bag with her notes inside, and the professor’s terminal.
University Credit Union
This has two entrances: the unlocked door which will Lead you to a dead end or the one with the Novice terminal right outside the door which will take you behind the counter. The topmost floor has the Mayor’s terminal. Reading through the town meeting logs, you’ll be able to get Gerald’s vault password. You can also eject the tape if you want to collect it.
Once you’re inside the Credit Union interior, go downstairs to find the kitchen with a Nuka-Cola Quantum inside the machines and a security door. Go through the door and use Gerald’s Vault Password to open it. There are two Master safes here and an Advanced Safe.
