To earn a roommate you have to call a sim in bella house and then invite the purpose for him to stay with you.
And you can't be a ghost forever
And if a sim has a house he will not be your roommate

The guy you invited already has a house chose someone random who is always on the street. Then flirt or chat with them up to relationship 4. Then yourdone. I am not sure ifyou can be a ghost for ever but it's cool being one!
