Question for The Elder Scrolls IV: Oblivion

Hi just started doing the (where spirits have lease) and I need to get the son back to the
House but his persude is maxed out what can I do ?

Make sure you have the letter in your invintory. If you just read the letter and didn't pick it up to show him he won't come with you.

Dude I am getting the same thing have you solved it...? All I keep getting from him is "You already bought the Manor and there is nothing I have to say about it." and if I go to "Persuade" He says "Tell me more" but it reads "Disposition Maxed".. I have the letter "scrap from Lorgren's Diary" and Skeletons hand.

Please help me...
