Different investments do different things, for example, Montana defence which can be bought with $60,000,000 lets you carry an extra weapon and max ammo. There is an investment that gives you all clothes options in the cheat menu, Montana financial lets you launder all of your cash with 0% interest, Montana fitness give all your henchmen 50% more health. One investment gives you more music options but if you want to look for yourself just follow the instructions that 47 gave you and go to the investments menu, highlight the investment that you want to learn more about and press circle and it will tell you what the investment will do for you.
