There is a shine sprit in a building with closed doors. And a sucurity gaurd by the dock. I don't know how to get in there. Please help me...I've tried everything!

You need to get the gray item box but you have to play a serten misson to get it
Collect 25 Shine Sprites and defeat Shadow Mario (near the Boathouse) to get the Turbo Nozzle. Later on, the grey box in Bianco Square will have the Turbo Nozzle inside it.
Press and hold R to dash really fast and blast through those saloon doors to get the Shine Sprite inside.
By the way, I don't think that Pianta is a security guard. I think he's just dressed in blue.
