The free only free cottages are the mountain cottage which you obtain by being married for 40 or 50 years and the other one is the sea side lodge which you get with 42 connectivity stars from connecting to the GameCube version AWL.
You have to marry a girl first, then, on your 30th anniversery, your wife will give a sea-side cottage to you as a present.
Or, if you have a gamecube and the harvest moon game for gamecube, you can link up (with the link cable) a zillion times until you get 8 stars and earn a sea-side cottage that way. (it takes up a LOT of linking, I've linked up about 40 times, and I have 5 stars).
The mountain cottage and sea-side lodge are free but require quite a bit of patience to get. You get the mountain cottage after you have been married for 50 years to one of the girls. The sea-side cottage can be gotten by getting 47 connectivity stars by connecting to Harvest Moon: A Wonderful Life (AWL). The Vacation house can be bought from the carpenter for an insane amount of money.

P.S. You get more connectivity stars if you sell alot on both games. So basically the more you sell on each game the more stars you get.
