Ok I recently bought the benirus manor from the guy in Bravil.I went inside and had a look around and the place is absolutely trashed .I then went and slept in the bed and I got woken up by about 3 or 4 ghosts. I couldnt be bothered to fight them so I went down into the basement and noticed theres a strange pattern on the wall , I approached it and it said 'open portal' (or something)at the bottom of the screen but everytime I activate it,it wont open.

You have to go and talk to the Benirus dude about it, the one who sold it. He will say about opening it. I can't remember anything else though.

You need to look for a pot thats on the floor then you need to pick up the journal and the skeletal hand then go the pub where he was and ask the bartender where he is and he'll tell you he went to the King and Queen Inn.Go there and talk to him and choose all the topics until he agrees to go to the Mansion.He'll then travel back to the Anvil pub.Talk to him while he's in the pub.When you get to the mansion you need to defend him until you get to the basement and he activates the wall then he'll run then go inside to see a crypt.Activate the body to hear his story then he tells you to put his hand back on the body.Do it then he'll insult your intellegence and reveal that you just broke the curse Anvil put on him to trap his spirit.Now you have to fight a nether lich which is really hard depending on your level.Kill him then loot the place for some good stuff.Go upstairs to find that this is a really nice looking mansion now.Go to the bar one more time and talk to him one last time. Now you have the cheapest mansion in the game.

OK, go down in to what looks like a living room (left when you come in the front door). A vase shoud have falen off a cupboard, and there should be a note and a skeleton hand. Pick both up, and ask around for Benirus, youll be told he is in the Imperial City. Go and ask him to help you (I think you have to persuade him) and he unseals the portal. Im sure you can take it from here, it's pretty straightforward
