Well it is going to be very hard to do as there are requirements.

REQ:
1: Speech skill needs to be 70
2: Need Merchant and Haggling perks
3: Need Investor perk

Once you have all three of those done you may invest 500 septims to a store(s). Then when you reach Speech 100 and get the Master Trader perk all stores in Skyrim have 1000 gold invested in them automatically. So overall you can get a store invested with an extra 1500 septims.

How do get a store though once one have all the requirements?

Another way to get "side income" is to marry someone who is a merchant already, leave them home in a puchased house, they will set up shop and continue to sell what they always did.
