The tea room is on the second floor. It is next to Nana's room. In order to get there you have to defeat Bogmire , the second boss ghost , and use the key to unlock the door next to the first floor bathroom. Go to the well and watch a short scene. Defeat the ghost there and you can collect a key. Use the key to open the nearest door. The ghost you will see is completely optional ,but run on the treadmill to collect a key. Use the key to unlock the door that connects the first floor to the ladder. Go up the ladder and in the nearest door. That is the tea room.
