Question for Luigis Mansion

Where do I find the key to the pipe room. I seem to have done everything in order but not sure if I missed something and missed the key thanks

You freeze the water after you catch the ghosts then you get the key to sir westons room

During the blackout, you can dodge ghosts all the way back to the wardrobe closets on 2nd floor (past Anteroom) and, once you suck the life out of Sir Weston, you will get a key to the pipe room. Don't forget to grab all the extra blue ghosts during the blackout for extra $$. Piano, Crib, Hidden Room, and in table in the Pipe Room - but get these before you hit the main breaker and turn the lights on or they will be gone!

After catching the ghosts, freeze the water in the corner. This will cause the waterfall to stop so grab the key that leads to Cold Storage.
