You need the keys to open the door.You light the candles first then go after him.If he goes to a room that is lock go get them.
It should take two times to get him.The first one just follow him and the second one beat him to the room he goes to and thats were you have to suck him up.

After you light the candles he is holding, he goes into the room adjacent to the laundry room, which is the room to the left at the end of the hall when you first walk through the door with the heart on it. He will then put the candles out in a bucket of water at which time his heart appears and you can capture him.
