You have to buy all the business in the game and complete there assets.
Mr whoopee: you have to sell 50 ice creams at once but be careful the ice cream has drugs in it so watch out for the police.
Sunshine autos: you have to win in all of the races and bring all the cars that are on the list next to the garage that wont open. It will open once you drive up to it with the right car.
Boat shed: you have to complete the checkpoint Charlie mission.
Kaufman cabs: you have to hop into the taxi that is parked in the warehouse.
Printing warehouse: you have to walk into the pink blip outside the loading bay garage.
Malibu club:yo have to walk into the pink blip located next to the bar.
Film studio: you have to walk into the pink blip outside one of the studios.
