Is there certain actions or things you have to do to unlock special animals like in the original game, where you could get unicorns and stuff?

Yes. There are cheats you put in to get them. Here are some:
To get unicorns you name an exhibit Xanadu
Name an exhibit microsoft to recive double exhibit donations.
Hold shift and press 4($) to get more money but it will make your fences old.

Thats all I know right now hope these help.
