1: find the room with the stair case

2: leave team mates in the stair case room

3: have the haggler IQ skill on your leader Pokemon turned on

4: sell any valuable items before stealing

5: It's smart to bring at least 3 gold ribbions

You may become unfortunate and have a kecleon appear in the stair case room.
