Exotic seend can only be obtained from your neighbours. Go to quest page and then on the quest with ivy house click on ask and then select your friends. They have to accept and your seend will be in your inventory.
It took me a while to figure this out but you basiclly need to get Ivy she will ask you to make a potion shop you make it then complete the quest.Then she will tell you to make simple glue with the potion shop.
