I initially bought the game thinking that I can play co-op offline, split-screen style. Can I play co-op with the friend next to me? If so, tell me how and be specific.

I don't think you can play offline co-op,you can only play co-op online.
You can play offline coop but you need to use system link and have two copies of the game.
