During the game you have a choice on who to kill like Dwayne and Playboy X which one was a better choice and same with Derrrek and Franics

Kill Playboy X; you get his crib, an outfit in his closet, and as you become better friends with Dwayne, you get his backup.

Like superblobby said, playboy X, as for derrek/francis, kill derrek, francis can get you out of being wanted ONCE, but you can always just date kiki and be able to get out of wanted up to three stars any time
