Hello, Oblivion is MUCH more realistic than Morrowind, you can't just kill the owner and keep the house for yourself. Well, you can but you can't sleep in the bed because it says "you cannot sleep while trespassing" but go ahead and do whatever you please. The best way to get someone's home without having to pick his/her door is to find that person during the day, pickpocket them for their key to their house and then wait until midnight when guards aren't aware and unlock the house and kill the person in their sleep. When you kill someone silently at midnight or later you won't get a bounty because guards are not aware of what's going on because it is so late.

Be carefull if you store stuff in somebody's house or at one of the guilds your stuff will not be there the next time you go and get it. I lost a lot of stuff this way and had to restart to get it back. You can store it in a house you buy and it will always be there. This might be different for other players but it did happen to me. So watch out. Good luck
