To marry Karen, no, you do not need a vacation house.
You must have bought a bed, expanded your house, have raised her heart to red, and have seen all heart events.
Black Heart Event - In the Super Market on a Wednesday or Friday, 10am-1pm.
You're aksed if you need help. Accept it for free seeds. (You don't have to though)
Purple Heart Event - Any day, 10am-1pm. It takes place at the Super market.
An argument between Karen's family.
Blue Heart Event - Takes place at the Super Market, 10am-1pm.
Mana and Duke talk about wine that was made when Karen was born. Karen asks help to bring it to the Super Market. Help her.
Yellow Heart Event - Taking place on Monday, Thursday, or Saturday, between 10am-1pm.
Karen attempts to cook, and asks you to try it.
If you have missed any of these events, you must experience them to get the blue feather.
